Q: My neighbor’s metal roof dumped snow onto the sidewalk. Could that happen on mine?
A: It can, if a smooth metal roof doesn’t have an engineered snow retention system. This is especially relevant in Snowmass Base Village, where lift access and pedestrian paths run directly beneath private rooflines all season. Properly installed snow guards, sized to the roof’s pitch, panel type, and local ground snow load, hold snow in place and let it release gradually instead of all at once.
Q: Why do ice dams keep coming back on my roof every winter?
A: Ice dams form when heat escaping into the attic melts snow on the upper roof, and that meltwater refreezes into a ridge of ice at the colder eave. Chipping the ice off treats the symptom. The real fix, in order, is attic air sealing, adequate insulation, proper ventilation, ice-and-water shield underlayment at eaves and valleys, and heat cable as the last line of defense. Umbrella addresses all five, not just the heat cable.
Q: Will Aspen’s Historic Preservation Commission approve the roofing material I want?
A: Aspen’s historic districts fall under review by the city’s Historic Preservation Commission, and material and profile choices inside those boundaries have to clear that review before a project is bid, not after. Umbrella has worked through this process and can propose options that are both compliant and built for the elevation, rather than picking a material first and fighting the board about it later.
