Inconsistent quality that surfaces after turnover. A roof that looks fine at closeout, then starts leaking or failing within a few seasons, isn’t just a callback. It’s a warranty claim, a tenant complaint, and a mark against your reputation, not just your roofer’s. 

Schedule and coordination failures. A roofing crew that misses dates, can’t staff up, or can’t work around other trades doesn’t just delay one line item. On a hotel, lodge, or mixed-use build, it delays the opening date everyone above you is asking about. 

Black-box scopes and weak documentation. Vague proposals, no clear assembly details, and no photo documentation make risk hard to manage. They also make it hard to prove what was installed if an insurer or investor asks. 

Bid shopping and change-order games. A very low bid can lead to shortcuts, missing scope, or aggressive change orders after work starts. It often costs more in vendor management than it saves on price. 

Safety and compliance exposure. Roofing is high-risk work. An OSHA citation or safety incident on your project can bring fines, bad press, and delays, even when you didn’t cause the problem. 

Slow warranty and service response. When something goes wrong after occupancy, you need a fast answer. You do not need a roofer who responds slowly. You do not need one who argues over responsibility. You also do not need one without a clear maintenance program. 

Low-slope membrane systems under real snow load. TPO, EPDM, and modified bitumen roofs on hotels, lodges, and mixed-use buildings must be engineered for heavy buildup. They must also withstand repeated freeze-thaw cycles, not just meet minimum code. We install according to architect and engineered plans as well as manufacturers specifications. 

Ponding water risk. Flat and low-slope commercial roofs already struggle with drainage. Add snowmelt cycles, and it gets worse. An inadequate slope or clogged drains can cause faster membrane breakdown and leaks.

Hail at altitude. Hail is a leading driver of commercial roof claims across the central Rockies. Bruised membranes and compromised metal panels don’t always leak right away, but they shorten roof life and show up as claims later. 

Complex resort architecture. Hotels and mixed-use resort buildings have many HVAC openings, parapets, and roof transitions. These are common leak points when the details are not precise. 

Narrow weather windows and difficult logistics. Altitude, access, and staging make scheduling harder here than on a flatland commercial job. A crew without local experience underestimates this every time.

A thin, seasonal labor pool. Resort towns have real workforce constraints. A reliable, year-round crew is the exception in this market, not the norm.
