Why Vail Valley & Roaring Fork Valley Roofs Are Different

Two valleys, one set of problems most roofing companies never have to solve. Elevations here run from about 5,300 feet in Glenwood Springs to over 9,000 feet above Aspen and Snowmass, and every roof in between deals with conditions a Front Range or sea-level roofer simply doesn’t design for.

Add to this:

  • Engineered snow load. Eagle, Pitkin, and Garfield County building departments set ground snow loads well above the standard regional maps. Once a site’s snow load exceeds the IRC’s 70 psf prescriptive limit, the county requires engineered structural drawings stamped by a Colorado-licensed engineer.

  • Ice dams driven by freeze-thaw cycling. Heat escaping into an attic melts snow on the upper roof, and that meltwater refreezes into a ridge of ice at the colder eave, especially on north-facing rooflines that never fully clear.

  • Chinook wind events. Temperature swings of 40 degrees or more in a matter of hours are common through the I-70 corridor, and that thermal stress ages roofing materials faster than manufacturers typically calibrate for.

  • Design review boards. Vail Village and Lionshead fall under the town’s Design Review Board, Beaver Creek runs its own private and stricter process, and Aspen’s Historic District restricts materials in parts of town. A compliant roofing plan has to be worked out before a single shingle is ordered.

  • High-altitude UV exposure. Alpine sun ages roofing material faster than it would at sea level, particularly on the south- and west-facing slopes common on resort architecture.

  • Colorado’s Wildland-Urban Interface code. Effective July 1, 2025, it applies to new construction, additions over 500 square feet, and roof replacements covering more than 25% of the roof area in designated WUI zones, which cover parts of Basalt-Carbondale and Avon-Edwards.
