FAQs About Your Roof in Vail or Beaver Creek
Q: Will my HOA or the local design review board approve the roofing material I want?
A: Vail Village, Lionshead, and Beaver Creek's private design review process are some of the most design-restricted areas in the state. Umbrella has worked through these approval processes for years and can propose options that are both compliant and built for the elevation, rather than picking a material first and fighting the board about it after.
Q: Does my new roof need an engineer's stamp before Eagle County will permit it?
A: In Eagle County, ground snow loads set by the local building department often run well above the standard regional maps. Once the site-specific ground snow load exceeds the IRC prescriptive limit, typically 70 psf, which is common across much of Avon and Edwards at this elevation, the county requires engineered structural drawings stamped by a Colorado-licensed engineer. Umbrella can tell you where your property falls before you're surprised by it mid-permit.
Q: My neighbor's metal roof dumped snow onto the sidewalk. Could that happen on mine?
A: It can, if a smooth metal roof doesn't have an engineered snow retention system. Properly installed snow guards, sized to the roof's pitch, panel type, and local ground snow load, hold snow in place and let it release gradually instead of all at once. This matters especially in a market this dense with shared walkways, condo entries, and base-village foot traffic.
Q: Why do we get ice dams here even though Vail and Beaver Creek stay cold most of the winter?
A: Chinook wind events push temperatures here up and down by as much as 40 degrees in a single day, and that swing is exactly what drives ice dam formation: the roof warms enough to melt snow, then a hard drop refreezes that meltwater at the eave before it can drain off. It's a different mechanism than the slow attic-heat-loss ice dams common in steadier winter climates, and it's one more reason a generic heat cable install isn't the whole fix here. Umbrella addresses attic sealing, insulation, and ventilation first, with heat cable as the last line of defense, not the only one.
Q: Does a newly built home in Vail or Beaver Creek still need engineered snow retention?
A: Yes. New construction doesn't get a pass on snow load or ice dam risk just because the roof is new. A lot of newer builds in Avon and Edwards go up with metal roofing for the look, and a smooth metal roof without engineered snow guards can dump snow and ice onto a driveway, walkway, or parked car all at once. We size snow retention to the roof's pitch, panel type, and Eagle County's ground snow load requirement as part of the original build, not as a retrofit after the first bad slide.
Q: Do I need a Class A roof under Colorado's new wildfire code?
A: Colorado's statewide Wildland-Urban Interface code took effect July 1, 2025, and applies when a structure is new, an addition exceeds 500 square feet, or a roof replacement covers more than 25% of the total roof area in a designated WUI zone. Requirements typically include Class A roofing materials, ember-resistant vents, and non-combustible gutters. Umbrella can confirm whether your specific parcel in Avon or Edwards falls in a WUI zone and what that means for your project.
